Esplanade Consulting was a key partner in the $800 million brownfield redevelopment of Miller’s Landing in Castle Rock, CO. The project included the creation of a new mixed-use development (hospitality, retail, office, and multi-family) anchored by a 350-room resort.
We were responsible for creating detailed financial models and strategic plans, incorporating multi-layered capital structures and partnership waterfalls, including Tax Increment Financing (TIF) for large bond offering. We also prepared detailed financial analyses of property values, assessed required capital investment, market rents, and potential to enhance revenues.
We worked with institutional investors throughout the financing process and negotiated purchase and sale agreements. We also managed all aspects of financing for institutional partner Crown Community Development, including master planning, loan analysis, and sales forecasting.
In addition, we built a variety of complex pro formas and advanced financial analysis tools, including:
A custom annual master plan pro forma for an institutional investor (5 years) that included accounting reconciliation among four entities, forecasts across three revenue sources, and use projections across six funding sources. The pro forma also featured dynamic graphing analysis across multiple time horizons and financing scenarios.
Loan packages for private equity, bank, and institutional insurance lenders with revolving loan, bridge loan, and permanent loan scenarios.
