Madeira Row
Esplanade Real Estate, through partner firm TransomWest Development, was the owner and developer of Madeira Row, a 12-unit townhome development in Denver, CO. We identified a development opportunity adjacent to the expanding Regis University campus, negotiated an advantageous purchase sale agreement, and successfully rezoned the property from R-2 (moderate density residential) to R-3 (high density residential).
We led all aspects of the project, from site selection and due diligence to entitlement, marketing, financial analysis, and financing. We conducted analyses of site viability, zoning requirements, and environmental regulations. We played an integral role in design and construction meetings. We also implemented an upgrade program and launched a multi-channel marketing program to reach buyers.
We raised equity for the development and led all aspects of community engagement, site planning, product design, negotiations with the municipality, marketing, and financing. We successfully pre-sold all units while increasing sales prices four times.
