Land Analysis and Advisory

Esplanade Consulting has extensive experience in helping clients analyze land for development opportunities. In one project, we were hired by an investor with limited development experience to devise a development strategy for a 40-unit new construction multi-family development in western Golden, Colorado. The site had significant civil engineering and entitlement challenges, but we were able to develop a plan within current entitlements to build 40 units.

In another project, we were the principal developer for a proposed 50-unit, for-sale development in Olde Town Arvada, CO. We led the transaction, due diligence, civil engineering oversight, design, market analysis, investor recruiting, and financial modeling.

We also have experience leading due diligence efforts for family partnerships. In one such project, we were hired to lead financial modeling, project feasibility analysis, and construction pricing negotiation for a six-site townhome development opportunity in the Windsor Park neighborhood of Indianapolis. The site was successfully flipped to a developer at a 15% IRR following our development analysis.
