Esplanade Consulting has extensive experience in helping clients analyze their sites and viability. We have a proven track record of success in helping clients develop feasibility studies, financial models, and lease structures. We are also experts in identifying finance partners and performing site capacity studies.

In one recent project, we were engaged by a family partnership that had acquired a former church site in Indianapolis with plans to build an art house cinema, restaurant, and bar. We conducted a feasibility analysis, developed a restaurant operating pro forma, devised a lease structure, and analyzed entitlement risk and construction budget. The project was successfully completed in mid-2021, despite the challenges of the pandemic.

In another project, we developed a pitch deck and financial model for a public-private partnership opportunity in Castle Rock, Colorado. We identified finance partners and performed a site capacity study for the site, a year-round artificial snow sports concept. The project was shelved temporarily due to financing constraints, but we are confident that it will be revived in the future.

In a third project, we led a team of four consultants to conduct a market/feasibility study for a mixed-use real estate project in Clarksburg, CA. The scope of the project included identifying potential uses for an undeveloped project, consulting with potential tenants, and finding creative ways to source information that was not readily available. The ownership accepted our recommendations to expand wedding opportunities, which increased revenues.
